Before Listing Your Home
- We will study your comparative market analysis
- Assist you in determining your sale price
- Preview your home and identify any items needing repair
- Start the process of putting your home in show condition
During the Marketing Phase
- We will install a lockbox and yard sign
- We will enter your home's data into the local MLS system
- Use the Internet and print media to market your home
- Schedule agent tours of your home
- Follow-up with each agent that shows your home for feedback and share that feedback with you
During the Negotiation Phase
- Verify buyer is pre-approved to purchase
- Present all offers to purchase your home in a timely manner
- Prepare a net proceeds sheet based on offer(s)
- You can accept or counter the offer
- Once both parties to the transaction are satisfied with the offer, the contract is signed and ratified
Prior to Closing
- The buyer will arrange, within a specific time frame, a home inspection (if requested in the contract)
- The buyer's lender has an appraiser inspect the home
- A termite and moisture inspection is performed within 30 days of the close date
- You complete any repairs agreed upon resulting from inspections
- The buyer will have a walk-through to ensure the property is in the same condition it was when the offer was made. This usually occurs the day before or the day of closing.
Closing
- We will attend the closing to represent you and to assure the transaction is completed. All documents will be signed, the deed transfer will be recorded by the closing agent/attorney and funds disbursed within two business days.
